Straight answers

Questions we get on every walkthrough

Are you licensed and insured?

Yes. We hold a Georgia residential contractor license and carry general liability insurance. Ask us for our certificate of insurance any time; we'll email it the same day.

Here's the part most homeowners don't know: electrical, plumbing, HVAC and low-voltage work each require their own separate Georgia state license, regardless of how small the job is. A general contractor license doesn't cover them. Every one of those trades on your project is performed by someone holding that trade's license, and we'll give you their names if you ask.

You can verify any Georgia contractor's license for free through the Secretary of State's public licensing search. We'd encourage you to check ours.

How much does a kitchen or bathroom remodel cost in this area?

It depends far more on scope than square footage. A bathroom that keeps its existing plumbing layout and gets new tile, vanity, fixtures and paint sits at the low end. Move a shower drain or take out a wall and the number changes meaningfully, because now you're into plumbing, framing and possibly permitting.

Rather than quote a range that turns out wrong for your house, we'd rather come look at it. The walkthrough is free and you get a real line-item number in writing within 24 hours — not a "starting at" figure that climbs later.

Do you really do all of these trades, or do you subcontract everything out?

Both, and we're specific about it. Carpentry, framing, drywall, tile, trim, flooring and paint are handled by our own crews. Electrical, plumbing and HVAC are done by licensed trade partners we work with regularly, because Georgia requires each of those trades to hold its own state license.

What matters to you is that we schedule them, coordinate them, inspect their work, and stand behind all of it on one contract. You never call a sub — you call us.

How long will my project take?

A single bathroom typically runs two to four weeks of active work. A kitchen is usually four to seven. Additions and whole-home renovations run two to four months depending on permitting and material lead times.

You get a week-by-week schedule before we start, and an honest update every Friday. If something slips — a backordered cabinet, a rain week, a surprise behind a wall — you'll hear it from us before you notice it yourself.

Do I need a permit?

Structural changes, additions, new electrical or plumbing runs, and roof replacements generally require a permit from Lee County, the City of Leesburg, Dougherty County, or the City of Albany depending on where you are. Cosmetic work like paint, flooring and cabinet replacement usually doesn't.

We handle the permit application and inspections as part of the job. Unpermitted work becomes a real problem when you go to sell or file a claim, so we don't skip it to save a few days.

Can I live in the house while you work?

Usually yes. We phase the work, seal off the active area with dust barriers, keep at least one bathroom in service, and clean the site at the end of each day. For a whole-home gut renovation it's easier on everyone if you're out, and we'll tell you plainly if that's the case for your project.

What kind of warranty do you offer?

Every project is backed by an industry-standard workmanship warranty, in writing, in your contract. Manufacturer warranties on materials — shingles, windows, flooring, appliances — pass through to you, and we register them on your behalf and hand you the paperwork at closeout.

If something we installed fails within the warranty period, we come back and fix it. No argument.

Do you work with insurance claims?

Yes. For storm, wind, hail, water and fire damage we photograph and document everything, meet your adjuster on site, and write our scope in the line-item format carriers work from. Accurate documentation usually produces a fairer scope than a homeowner assembles alone.

Two things we won't do: we don't negotiate or settle the claim on your behalf — under Georgia law that's the role of a licensed public adjuster, and residential roofing contractors are specifically barred from it. And we don't offer to absorb or "take care of" your deductible; inflating an invoice to cover a deductible misrepresents the true cost to your insurer and can constitute insurance fraud. Any contractor who offers to do either should give you pause.

How fast can you get out here?

Estimate walkthroughs are typically within two business days. Active leaks, storm damage and anything letting water into the house get same-day or next-day attention — call rather than fill out the form for those.

Project start dates depend on the current schedule and material lead times, and we'll give you a real date, not a vague "few weeks."
